VLK Architects is seeking a full-time Construction Contract Administrator to administer the construction phase of multiple projects in the Houston area for both corporate and educational (K-12 through Higher Ed) projects while working cooperatively and effectively with clients, design teams, project directors/principals, and contractors. This role will require strong negotiating, organizational and communication skills exhibiting the utmost professionalism throughout. 

RESPONSIBILITIES

  • Observe the construction work for conformance to drawings and specifications. 
  • Process the contractor’s shop drawings, product data, and samples.
  • Review the results of construction tests and inspections.
  • Evaluate contractor request for payments.
  • Handle requests for changes during construction.
  • Address and resolve claims brought by the owner or contractor.
  • Administer the completion and closeout process for the owner.
  • Monitor post construction warranty requests.

REQUIREMENTS

  • Bachelor’s or Master’s Degree in Architecture or Construction from an accredited University is preferred. 
  • 5‐10 years of relevant professional experience 
  • Excellent verbal and written communication skills

Leading architectural and project management firm seeks an energetic, motivated, self-starter with experience in program/project management (AEC industry preferred). The Project Manager provides direction and management for medium to large-sized projects and ensures on-schedule completion within or below budget in accordance with contractual obligations. The selected candidate will manage multiple projects within a large public school district bond program.

RESPONSIBILITIES

  • Manages the project execution plan for multiple projects simultaneously, including oversight of AEC contracts, project schedule, and financial performance of the project.
  • Represents the Owner in certain decision making capacities at it relates to the project direction.
  • Coordinates all Owner provided vendors and services with A/E teams and Construction teams.
  • Reviews applications for payment to the Owner.
  • Administrates the contracts for Architectural and Engineering Services on behalf of the Owner.
  • Serves as the Owner’s representative to all Owner contracted vendors and professional services as they relate to the Bond program.
  • Participates in review and selection of architectural, engineering, and construction services.
  • Responsible for keeping projects on schedule and within budget.
  • Facilitates scope to budget conferences and maintenance.
  • Works with the key project individual to devise and execute actions plans to rectify potential cost overruns or delays, or to accommodate significant changes to the scope of work. Advises the Owner and Program Management of any such changes. The Project Manager is specifically responsible for maintaining current and timely change orders.
  • Promotes technical and excellence on the project through application of Quality Assurance processes. Monitors and reports to management on the progress of all project activity within the program, including significant milestones, and any conditions, which would affect project cost or schedule. Establishes weekly meeting to review project status and formulate action items.

REQUIREMENTS

  • Bachelor's degree in Architecture, Engineering, or Construction.
  • Excellent interpersonal, organizational, and communication skills.
  • Knowledge of a variety of construction procurement methods and their contractual obligations.
  • Understanding of contractual obligations under the AIA family of agreements and contracts.
  • Motivated independent worker capable of managing multiple projects and related teams.
  • Ability to work independently under tight deadlines with careful attention to detail.
  • Willingness to maintain high standards for all work products as well as preserve the integrity and reputation of VLK in business duties and the community of the client.
  • Excellent command of MS Office Suite, with emphasis on Excel.
  • Knowledge of Autocad and Revit.
  •  Knowledge of Microsoft Project.
