The 701 is a mixed-use development of office and retail spaces at the southwest corner of Hemphill and West Magnolia Avenue in Fort Worth’s Near Southside district. The 68,000 sf development includes an existing, two-story historic building, adding a 3,700 sf restaurant to the building, a three-story office and retail building, and a 197-space parking garage. The development also will feature a vibrant pedestrian plaza with shop spaces and patios. VLK Architects occupies the entire 26,000 sf top floor.
